Closing

We are finally here!

I send out a final email a few days before closing so all the details of closing are at your fingertips in one email.

Closing is anti-climatic.  You’ve worked so hard to get here.  You’ve jumped through many hoops to get to this point.  Now all that is left is for you to sign a pile of paperwork three inches deep.  This is when you’re grateful that I only put your middle initial versus your full middle name in the contract.

Both seller and buyer have to sign the paperwork.  Lender then has to give the title company the permission to “fund” the file.  Funding usually happens anywhere from 2 hours to 24 hours after all parties have signed.  Most files fund within 2 to 4 hours after closing.  The title company lets me know that you have funded.

CONGRATULATIONS!!!  YOU HAVE SOLD YOUR HOME!!

The title company will wire the proceeds to your bank account.  It is usually that day or the following business day.
